SAP Calculations and New Builds
SAP stands for Standard Assessment Procedure. SAP calculations are a method of estimating the likely energy efficiency of a residential development and show it’s likely energy performance once built. SAP calcs are required by building control departments at the planning stage of a new development.

Since the introduction of the revised SAP 2009 came into usage in October 2010, building cannot commence until Design Stage SAP calculations are completed and agreed.
Once the building is completed, an As Built SAP Assessment confirms the dwelling has been built in line with the Design stage SAP report. It is at this stage that the On Construction EPC (OCEPC) can be issued.
Depending upon the type of residential project being undertaken in England & Wales, it will fall under either Part L1a or Part L1b of the current Building Regulations:-
Part L1a - All new build domestic dwellings will need to be assessed under Part L1a whether it is a studio apartment or a 1500m2 executive residence.
Part L1b - This includes any extension or non thermally seperated conservatory added to an existing residential property, renovation or conversion (e.g. barn conversion / change of use from commercial to residential).

1-5 Calculations £130 per plot ............6-20 calculations £90 per plot
21-49 calculations £60 per plot...........50 - 100 calculations £40 per plot
